Accounting

We take care of all financial matters:

Collect, bank (into a Trust Account) and account for maintenance contributions, levies, interest and other amounts due to the Corporation.

Send notices levying maintenance or other contributions and pay accounts and outgoings

Prepare annual statements of accounts of the Corporation and arrange an annual audit of the Trust Account.

Prepare budget for the coming year


Meetings

We:

Arrange meetings, prepare and distribute notices.

Attend meetings and assist the Presiding Officer in the conduct of meetings

Unit Owner Kit and information to all existing and new owners

Post minutes to owners within 14 days


Mediation

We assist in resolving disputes.


Maintenance

To maintain your asset, we:

Advise and arrange for maintenance, repair and replacement of common property.

Provide all hours access to emergency maintenance

Organise emergency maintenance works.

Meet onsite as needed.


Insurance

To adequately protect your asset, we:

Place and renew insurances.

Have any claim promptly processed.


Secretarial

We:

Promptly deal with Corporation corrrespondence and requests for Search statements.

Regularly inform Officers of the natur and importance of all correspondence.

Keep all records of the Corporation secure and confidential.

The following are additional services available for which extra fees may apply.

Legal Proceedings

If legal action is necessary, we:

Attend hearings and legal proceedings of a Tribunal or Court either as a witness or on to asist an officer of the Corporation.

Instruct solicitors, attend conferences and generally supervise legal proceedings involving the Corporation.


Insurance Liaison

We can liaise with a licenced valuer to assess the Corporation's insurance needs.:


Extraordinary Maintenance

We can also liaise with Architects, Engineers, Surveyors, Builders, Loss Adjusters and Assessors, Statutory Authorities and neighbours if major work is necessary.

Additional Accounting

If required we can also:

Keep any wage, WorkCover or other records required by law for employees or contractors of the Corporation and complete and submit returns.

Arrange for the preparation and lodgement of income tax returns and audits if required.


Meter Readings

We can arrange the reading of meters and recovery of electricity and other utility charges to individual units.
